Apartments beside the resort
Nikki Beach Residences stands on Pearl Jumeira, the island address off Jumeirah Beach Road that Meraas has developed within the Jumeira 1 district. The developer lists apartments of one to four bedrooms and publishes separate floor plates for a penthouse and for a townhouse layout, so the spread of homes is wider than the headline bedroom range suggests. Interiors follow a pale, low-key resort look built on rounded timber furniture and natural materials rather than heavy stone and gilding. Wincasa Properties markets the homes as an authorised sales partner of Meraas; Meraas is the developer, and the buyer's contract is with the developer rather than with the agent who introduced the unit.
The residences share their frontage with Nikki Beach Resort & Spa, which Meraas describes as the brand's first property in the Middle East. The developer's figures for the resort are 117 rooms and suites, 63 residence homes and 15 villas with pools of their own, together with three restaurants, the Nikki Spa by ESPA, the Tone Fitness Center and a VIP lounge. The practical consequence for an owner is that a hotel operator runs a large part of the amenity offer immediately next door, so the beach club, the spa, the gym and the food and drink are a walk away rather than a drive. Facilities Meraas lists for residents themselves include an outdoor pool, a children's play area, 24-hour security and 133 parking spaces.
The sand along the resort frontage runs to 450m and owners are given access to it. That one fact is what separates this address in both price and character from apartment stock a few streets inland, and it is the first thing to have confirmed in writing before any reservation. Pearl Jumeira itself is quiet by Dubai standards, made up largely of villa plots and private beach frontage rather than shops and offices, which means daily errands happen off the island. Meraas puts Downtown Dubai and Dubai Mall at roughly 7 kilometres, Dubai International Airport at about fourteen kilometres, and Dubai World Trade Centre and City Walk at somewhere between ten and twelve minutes by car.
Meraas publishes neither a price nor a sales status for this project, so price on request is the only honest answer, and current availability has to be checked case by case at the point of enquiry. Where the developer holds nothing back, the route in is the resale market, and Wincasa can pull recorded Dubai Land Department transactions for the building so that an offer is anchored to prices that have actually been paid rather than to asking prices. The process does not change either way: an enquiry goes to Wincasa Properties, the sale and purchase agreement is signed with Meraas Development LLC, and instalments are paid into the project escrow account under Dubai Land Department rules. Nothing is paid to the broker.
