Bluewaters Island — Meraas apartments beside Ain Dubai

Bluewaters is a purpose-built island sitting a few hundred metres off the Jumeirah Beach Residence shoreline, reached by a road bridge from Sheikh Zayed Road and by a pedestrian footbridge from The Beach at JBR. Meraas laid it out as one piece: a ring of low- and mid-rise apartment buildings and townhouses around the edge, a hotel and retail core in the middle, and Ain Dubai standing at the centre of it. The developer puts the wheel at 250 metres, the tallest and largest of its type. The whole island can be walked end to end, which is unusual for a Dubai address of this price.

Two Meraas residential releases sit here. Bluewaters Residences is the original set of buildings and townhouses that wraps the island and has long been occupied. Bluewaters Bay is the later, taller pair of towers at the northern point, with the developer's published starting price recorded on the project page. Neither has developer stock left. Buyers coming to Bluewaters today are buying from an existing owner, and the practical difference between the two is orientation and age: the Residences give you the low-rise, ground-level island life, while the Bay towers give you height, longer sightlines and a newer specification.

The people on the island are a mix. There are permanent residents who like the fact that a supermarket, a gym, a school-run pick-up point and a beach are all within a short walk, and there are second-home owners who use the apartment seasonally. Because the island is also a visitor destination, weekends and public holidays bring crowds to the central plaza. Owners tend to divide sharply on this: some like the restaurants and the noise on their doorstep, others regret it. Anyone considering a purchase should visit once on a quiet weekday morning and once on a Friday evening before deciding.

For the beach, residents have the island's own sea-facing edge and, over the footbridge, the full JBR strip with its public sand, showers and running track. Meraas describes retail, art galleries and hospitality across the island, with the Banyan Tree Dubai hotel and its spa on it, Madame Tussauds Dubai, an indoor virtual reality and laser tag venue, and a bowling and games bar among the entertainment. Restaurants line the promenade rather than sitting in a mall, so eating out is a walk rather than a drive. The result is a district that behaves more like a resort town than a residential suburb.

On connections, Meraas lists Ain Dubai five minutes away, Jumeirah Beach Residence and Palm Jumeirah ten, with Downtown Dubai and the airport further out and set out in the figures below. In practice the single road bridge is the constraint: it is quick when the island is quiet and slow when an event has filled the plaza. The metro is not on the island, so most residents drive or use the tram from the JBR side. Families generally school inland towards Al Barsha and Al Sufouh, and Meraas does not publish a school list for the island, so plan that journey before committing.

As an investment, Bluewaters trades on scarcity rather than volume. It is a small island with a fixed number of homes and no further Meraas launches announced, so supply is capped in a way that most Dubai districts are not. That supports resale values but it also means fewer comparable sales to price against, and a seller can wait. Short-term letting is common here given the visitor traffic, and buyers who intend to let should check the building's own rules, the service charge rate per square foot and the parking allocation, because beachfront and island buildings carry higher running costs than inland stock.
