The developer lists three to seven bedrooms across three products that sit side by side: townhouses, villas and detached villas, so the same address covers a family taking a first house and a family that has outgrown one. The published starting figure is AED 5.00 M, and Meraas records the project as sold out. The houses are designed around light and garden frontage rather than around scale for its own sake. What Meraas does not publish on the project page is built-up areas, plot sizes or a service charge, and those are the numbers a buyer needs before comparing one resale against another.
The community is the reason most families choose this address. Nad Al Sheba Gardens is laid out as a set of districts joined by a spine of walkable roads with cycling and running tracks, so daily life is meant to work on foot rather than only by car. The amenity list runs to a lagoon and a wave pool, a yoga lawn, an events lawn with an amphitheatre for outdoor performances and gatherings, sports facilities, children's play areas, open lawns and a dog park. Gated access and a single master developer behind the whole neighbourhood are worth weighing: it tends to mean consistent landscaping, consistent architecture and a management structure that is easier to hold to account.
Location is inland rather than coastal, and for many buyers that is the point. Meraas's own materials place the community roughly ten kilometres from Burj Khalifa and about a kilometre from the Meydan development and Mohammed Bin Rashid City, with City Walk around sixteen kilometres away and quick access to the major highways. The Meydan Racetrack and Deep Dive Dubai are close by. The trade is straightforward: more house and more garden for the money than the beachfront districts, at the cost of a drive to the sea.
