Living above the shoreline

Unlike the older Port de La Mer buildings a short drive away, which Meraas has closed out, this one is still badged as having properties available, so a buyer can reserve from the developer rather than chase a private owner in the resale market. The listing gives the range as 4 BR to 6 BR plus a penthouse and puts the starting figure at AED 49.00 M. The developer's own description sets out a mix of apartments, a penthouse and Ocean Mansions, and the floor plans it has published cover a four-bedroom home, a five-bedroom home, a five-bedroom duplex, a six-bedroom duplex and a duplex penthouse. Note the mismatch worth raising early: the listing header stops at 4 BR to 6 BR with a penthouse, while the written description refers to Ocean Mansions of four to seven bedrooms. Duplex arrangements dominate the larger plans, which matters if you want sleeping floors separated from living space. No internal areas are stated anywhere in the developer's material, so treat any square-foot figure quoted elsewhere as unconfirmed.
Six shared amenities are named by Meraas: a lap pool, an infinity terrace, a coastal garden, a sculpture garden, a skyline garden and a multi-purpose space. The developer's wider text adds a residents' lounge, a spa, gym facilities and specialty restaurants, and describes an approach in which the arrival route runs through planted landscape down to a cliffside beach with sheltered coves. Read that list as a statement of intent rather than a delivered product. Who operates the spa and restaurants, when they open and what they cost are not published, and neither is the service charge for the finished building, so budget for running costs as an unknown.
The drive times Meraas publishes put J1 Beach at 4 minutes, City Walk at 9, Burj Khalifa at 11 and Dubai International Airport at 17. That is the practical case for Jumeirah 1: a beach address that stays inside the older, low-rise half of the city rather than an hour down the coast. On progress, the developer has reported that marine works and piling were finished and that foundation works would start in the following quarter, so this is an early-stage build with no handover date published. Buying runs in three steps: the enquiry and paperwork go through Wincasa, the sale and purchase agreement is signed with Meraas Development LLC, and every instalment is paid into the project's escrow account under Dubai Land Department rules, never to the broker.
