The Acres is a standalone villa community in Dubailand, inland from the coast and built around landscape rather than around a road grid. Meraas organised the masterplan as a run of named gardens, each with a different job, and the houses sit between them. The Arrival Garden is the entrance, a palm-lined boulevard with a forest theatre and a mosque plaza. The Village Garden holds the market, waterfront seating and the retail promenade. The Lagoon Garden carries the swimmable lagoons and floating decks. The Nature Garden is the quiet end, with wetlands, ponds, dry wadi trails and a wellness garden.

Two more gardens are aimed squarely at families. The Lost Garden is the children's landscape, with land art trails, treehouses, forest terraces, crafting stations and water features, and the Edible Garden grows herbs alongside outdoor dining. Taken together, these are the reason people choose The Acres over the older Dubailand villa communities: instead of one central park and a clubhouse, the shared space is distributed through the community so that most houses have something within a short walk. That also means the service charge covers a large and varied landscape, which is worth understanding at the point of purchase.

The homes themselves come in two releases. The Acres Villas are three to five-bedroom standalone houses, each on its own plot rather than in a terrace, and The Acres Estate is the larger five to seven-bedroom collection. Both are sold out at the developer. That makes the current route in a resale from a private owner, and it makes the distinction between the two releases important: the Villas are the family product with a broad buyer pool and more transactions, while the Estate homes are a much smaller run and trade rarely.

The demographic here is families, and mostly families moving out of apartments. What they gain is a plot, a garden, quiet streets and water you can swim in without driving to the coast; what they give up is walkable retail and a short commute. Meraas puts Sheikh Mohammed Bin Zayed Road about five minutes from the community, with Al Khail Road, Al Ain Road, Dubai Hills Estate Mall, Downtown Dubai and the airport further out and listed in the figures below. In practice this is a car-based address and a household here will need two cars rather than one.

Schooling is the question every buyer should work through before committing. Meraas publishes no school inside The Acres, and the school runs from this part of Dubailand go towards Dubai Hills, Arabian Ranches, Al Barsha and Motor City depending on the curriculum you want. Bus routes cover most of them, but journey times at peak are long, so check the specific route for the specific school rather than the map distance. Clinics, supermarkets and the everyday retail sit in the neighbouring Dubailand communities and at Dubai Hills Estate Mall until the community's own retail promenade is fully trading.

As a market, The Acres is a young community with sold-out phases and a resale market that is still forming. Prices lean on the developer's release pricing and on early handover transactions rather than on a long record, so a buyer should look at several comparables and be careful about paying a premium for a plot position that does not actually deliver a lagoon or park outlook. Ask for the service charge rate and what it includes, confirm the plot boundary and any landscaping added by the owner, and check the handover condition of the house, since the earliest deliveries here are recent.
