The larger houses at The Acres

The Acres Estate is the larger-house tier within The Acres, the suburban villa community Meraas is building in south-east Dubai. The developer describes two collections of standalone villas running from five to seven bedrooms, with generous ground-floor living areas planned around daylight and a set of quieter private rooms upstairs. This is family housing rather than a lifestyle apartment product: the buyer is typically a household that wants space, a garden, several parking spaces and schools inside walking distance, and is willing to accept a longer drive to the centre of Dubai in exchange for those things. Meraas records the release as sold out, so the page below is written for buyers looking at resale and at the community itself.

The community is planned around a continuous green network rather than around a marina or a beach. Meraas lists a main community park, gardens and pathways threaded between the villa plots, wetlands and natural ponds, wellness gardens and dry wadi walking trails. Two features get most of the attention. The Lost Garden is a children's landscape built from walking trails, treehouses, forest terraces, crafting stations and water features. The Edible Garden is a planted herb landscape with open-air dining alongside it. Set against those are the swimmable lagoons and floating decks, which give the community open water for year-round use without any of it being tidal or coastal.

Day-to-day infrastructure is inside the gates, which is what separates a well-planned suburban community from a plain villa subdivision. Meraas lists a primary school and a kindergarten, a mosque, a clubhouse and a second clubhouse at the lagoon, a retail strip with a produce market and waterfront seating, a juice bar, the Village Garden promenade and the community park. For a family, the difference is measured in daily car journeys not made: schooling, prayer, groceries and the pool are all reachable without joining a main road. Estate buyers additionally sit in the lower-density part of the plan, with larger plots and greater separation between houses than the smaller villa collections.

Connections are entirely road-based, and the developer's own list makes that plain: Sheikh Mohammed Bin Zayed Road is reached in around five minutes, Al Khail Road and Al Ain Road in about 15 minutes each, Dubai Hills Estate Mall in roughly 15 minutes, and both Dubai International Airport and Downtown Dubai in about 25 minutes. Meraas publishes no price for The Acres Estate, so the answer is price on request, and because the release is sold out the practical route is the resale market. An enquiry still comes to Wincasa Properties; where a developer unit is involved the sale and purchase agreement is with Meraas Development LLC and instalments go into the project escrow account under Dubai Land Department rules, never to the broker.

What to know before you enquire

The Acres asks a different question of a buyer than a beachfront apartment does. The value here is in the plot, the garden, the school run measured in minutes on foot, and the landscape maintained on your behalf. What you give up is proximity: everything in the developer's own connections list is a motorway or a mall, which tells you the community is designed around driving. Before falling for the renderings, do the commute yourself at the hour you would actually make it, and price a second car into the household budget if you do not already run one.

Because this release is sold out, you are dealing with private sellers rather than a sales office, and that changes the paperwork more than the price. On an off-plan resale, ask for the original sale and purchase agreement, the payment ledger showing exactly what has been paid to escrow, and the developer's written conditions for a no-objection certificate, including any minimum percentage that must be paid before a transfer is allowed. On a completed resale, get a snagging inspection done and read the community rules on extensions, pools and external changes, which tend to be restrictive where a masterplan is still being delivered.

The lagoons and the parkland are the community's main draw and also its main running cost. Ask the owners' association, not the seller, for the current service charge per square foot, the annual budget behind it and how it has changed since the first handovers, and confirm which parts of the landscape sit inside the villa community's budget rather than a wider masterplan charge. Two further checks are worth the effort: the construction progress Meraas publishes for the wider community, and the independent progress figure reported to the Real Estate Regulatory Agency, since amenities that are still being built are amenities you are paying for but cannot yet use.
