About Jumeira Bay Island

Jumeira Bay is a small reclaimed island lying just off the Jumeirah 1 shoreline and joined to the mainland by a single bridge. Its outline was drawn in the shape of a seahorse, which gives the island an unusually long waterfront for its size and puts almost every plot within sight of the sea. Meraas laid it out as gardens, private beaches and quiet boulevards rather than as a dense grid, and there is no through traffic: the bridge serves residents, guests and deliveries and nothing else. That single access point is the reason the island feels private in a way that very few Dubai addresses manage.

Most of the island is given over to private villas and mansions on individual plots, many of them built to their owners' own briefs. The developed part of the market is the Bulgari cluster at the head of the island. Meraas branded four residential addresses there with Bulgari: the Bulgari Resort and Residences, the Marina Lofts, the Ocean Mansions and, most recently, the Bulgari Lighthouse. Bulgari is a third-party mark; the developer names it in connection with these buildings, and Wincasa makes no claim to the brand and offers nothing on its behalf. The four addresses are genuinely different products, which matters when a resale comes up. The Resort and Residences are the original apartments beside the hotel, with the widest range of layouts. The Marina Lofts sit over the marina and yacht club, suiting owners who want the water on their doorstep and a smaller footprint. The Ocean Mansions are a very short run of large seafront homes. The Lighthouse is the newest and the tallest of them, and the only one on which the developer published a starting price, which is set out in the figures below. All four are sold out at Meraas.

Who lives here is a narrow and consistent group: families and individuals buying at the top of the Dubai market who want privacy, security and water more than they want walkability. Households are often part-year residents with a second home elsewhere. The island itself has the resort's restaurants, the yacht club and marina, private beaches and a spa, but it is not a district with shops and clinics — for everyday errands, residents drive over the bridge into Jumeirah 1, and for schooling they drive inland to the Jumeirah, Al Safa and Al Wasl clusters. Meraas publishes no school on the island, so plan that journey honestly before buying.

For work and travel the island is better placed than its seclusion suggests. Sheikh Zayed Road is reached quickly from the bridge, and the developer publishes drive times to City Walk, the DIFC, Downtown Dubai, Burj Al Arab and Dubai International Airport that are set out in the figures below. In practice the commute into the financial district is short by Dubai standards. The trade-off is the bridge itself: there is one route on and off, and residents plan around that rather than around traffic on the main roads.

As a market, Jumeira Bay is thin by design. The number of homes is fixed, there is no Meraas inventory left, and transactions are few enough that a single sale can move the reference price for a whole building. That makes valuation an exercise in judgement rather than arithmetic, and it makes the choice of adviser matter. Buyers should ask for the service charge rate and what it covers, confirm beach and marina rights for the specific unit, check any restriction on short-term letting, and be prepared to wait for the right resale rather than take the one that happens to be listed.
