About Marsa Al Arab
Marsa Al Arab is a peninsula built out into the sea on the Umm Suqeim stretch of coast, immediately alongside Burj Al Arab and the Jumeirah beachfront hotels. Its organising idea is the marina: Meraas describes an 82-berth harbour sized for mega yachts, with a boardwalk running around it, restaurants along the water and private beaches on the outer edge. The architecture takes its cues from yacht design rather than from tower building, so the profile is low and horizontal, and almost every home is oriented to look either at the water or across at Burj Al Arab. It is a small, finite address rather than a district.
Two Meraas residential releases sit here and they are very different things. Marsa Al Arab Residences are apartments running from one to six bedrooms, set within the marina complex. Marsa Al Arab Villas are a short run of nine ocean-facing houses along the boardwalk, six bedrooms each, with private beach frontage. Both are sold out at the developer and both carried the same published starting price, which is set out in the figures below. A buyer coming to Marsa Al Arab now is buying a resale from a private owner, and with a run of nine villas the supply of the larger product is about as tight as Dubai gets.
The hospitality on the peninsula is a substantial part of what buyers are paying for. The developer describes ten restaurants designed by international restaurant designers, and the Jumeirah Marsa Al Arab hotel, which Meraas sizes at 386 rooms and suites, plus four penthouses and 83 hotel apartment suites, with gardens, pools and a private beach. Jumeirah is a third-party mark: the developer names it in connection with the hotel and Wincasa makes no claim to the brand and offers nothing on its behalf. Residents should confirm in writing which hotel, beach and marina facilities a specific home actually carries rights to.
Who buys here is a narrow group. These are second and third homes at the top of the market, bought by families and individuals who want water frontage and a berth within walking distance of the front door, and who are not looking for a walkable neighbourhood with shops and schools. The peninsula has restaurants and beach, not a supermarket run. For daily life residents go inland into Umm Suqeim and Al Barsha, and Meraas puts Souk Madinat Jumeirah and Mall of the Emirates around five minutes away, with Jumeirah Beach Residence and Bluewaters Island at ten and the airport further out.
For families the schooling position is the same as the rest of Umm Suqeim, which is to say good: the district sits between two of the densest school clusters in Dubai, in Umm Suqeim itself and in Al Barsha. Meraas publishes no school on the peninsula, so places and bus routes should be confirmed before a purchase. Access is by a single approach off the Umm Suqeim coastal road, which keeps traffic out but also means arrivals and departures funnel through one point when the hotel and restaurants are busy.
As a market, Marsa Al Arab is priced on scarcity and on the Burj Al Arab outlook, not on rental yield. Transactions are infrequent, so valuations lean heavily on individual comparable sales and on how much of the water a particular home actually sees. Anyone buying should get the service charge rate and what it covers in writing, establish whether a marina berth is attached to the property or leased separately, check any restriction on short-term letting, and look carefully at the difference in outlook between a home facing the marina, the open sea or the hotel. That difference moves the price here more than the floor area does.
