Lofts at the marina
The Bulgari Marina Lofts sit inside the marina complex on Jumeira Bay Island, facing the berths rather than the open sea. Meraas developed them and named the residences under the Bulgari name, arranging each home as a loft with a landscaped terrace, a private swimming pool and an outlook over the water. The developer lists a range of 2 to 4 bedrooms and publishes floor plans for all three sizes, although its written description mentions only three and four-bedroom homes, so the accommodation in any particular loft is worth reading off that unit's own plan. Meraas records the project as sold out and publishes no price for it, which means the price is on request.
Antonio Citterio Patricia Viel designed the lofts, and the published plans show what the name means in practice: each layout is issued as a pair, a ground floor and a first floor, so these are two-level homes rather than flats stacked on one plane. The developer's description emphasises an open-plan concept and floor-to-ceiling glazing, with the living space giving directly onto the terrace and the pool. Because the buildings sit low against the marina instead of rising as a tower, the view runs across the berths and the boulevard rather than down onto them, which is a genuinely different proposition from the penthouses elsewhere on the island.
The complex itself is the reason to be here. Meraas built a 50-berth marina and yacht club on the island, which the developer describes as members-only, with an outdoor pool, seaside terraces and Italian seafood served at the club. The spa runs to 1,800 square metres and holds a hammam, thermal bathing rooms, a vitality pool, a 25m indoor pool and 7 rooms for treatments. Residents also have a workshop gymnasium and a signature indoor swimming pool, and fine dining sits within the same complex. The practical effect for an owner is that most of the daily amenity is a walk away rather than a drive back across the bridge.
Jumeira Bay Island is reached by a single bridge. Meraas puts it 5 km from Sheikh Zayed Road, and gives 8 minutes to City Walk, 12 to DIFC, 14 to Downtown Dubai and 18 minutes to both Burj Al Arab and Dubai International Airport. On process, Wincasa Properties takes the enquiry as an authorised sales partner of Meraas: where a developer unit exists, the sale and purchase agreement is signed with Meraas Development LLC and instalments are paid into the project's escrow account under Dubai Land Department rules, never to the broker. Since the lofts are sold out, purchases now run through the secondary market, where the contract is with the owner and the transfer is registered with the Land Department.
