Above the beach cove
Bulgari Resort & Residences takes the stretch of Jumeira Bay Island above a white sand cove, right at the water's edge. Meraas developed it and named the residences under the Bulgari name, and it is the scheme that established the island as a residential address: the later Meraas projects there refer back to this resort for their servicing. The mix is unusually broad for a single development, running from apartments through penthouses to detached mansions, with a stated bedroom range of 1 to 6. Meraas records the project as sold out and publishes no price for it, so the price is on request and nothing is left with the developer.
The mansions are the part of the scheme buyers ask about first. Meraas built 15 of them, in 3 to 6-bedroom layouts, with sandy-toned facades and interiors the developer describes as Italian in warmth and detail. The apartments and penthouses occupy lower buildings arranged along the shoreline, and the developer publishes plans for one, two, three and four-bedroom layouts. The architecture mixes traditional and contemporary elements rather than committing to either. Design of the Bulgari properties on the island is by ACPV ARCHITECTS Antonio Citterio Patricia Viel, the practice Meraas used across the whole island, which is why the buildings read as one family rather than as separate launches.
The resort element is what separates this from a residential compound with a gym attached. Meraas lists a spa holding a hammam, thermal bathing rooms, a vitality pool, a 25m indoor pool and 7 rooms for treatments, together with a signature indoor swimming pool, a workshop gymnasium, a private fitness studio, private landscaped gardens and fine dining on site. Because a working resort sits alongside the homes, the service model here runs closer to a hotel than to a standard owners' association, and that shows up both in the daily experience and in the service charge. The cove in front of the residences is the other thing owners are paying for.
Jumeira Bay Island is reached over a single bridge, which is the source of both the privacy and the security arrangement. Meraas puts the island 5 km from Sheikh Zayed Road and gives 8 minutes to City Walk, 12 to DIFC, 14 to Downtown Dubai and 18 minutes to both Burj Al Arab and Dubai International Airport. On process, Wincasa Properties takes the enquiry as an authorised sales partner of Meraas: where a developer unit exists, the sale and purchase agreement is signed with Meraas Development LLC and instalments are paid into the project's escrow account under Dubai Land Department rules, never to the broker. As the project is sold out, purchases here run through the secondary market.
