The difference matters enormously to your budget and your timeline: a plot purchase means appointing your own architect and contractor, working inside whatever design code the developer imposes, and carrying construction risk yourself. Before you commit anything, get the developer to confirm in writing whether the sale is land or a completed house, and ask for the design guidelines and any build deadline attached to it.

The location argument is straightforward. Jumeirah 1 is the older coastal half of Dubai, low-rise and close in, and this island sits alongside La Mer, the beachfront destination Meraas describes as a mix of beach, marina, leisure and dining. Restaurants, shops, entertainment and hotels sit within the surrounding district rather than a long drive away, and other established residential communities are close by. The developer promises uninterrupted views of the sea and the skyline, which is the reason the plots are laid out where they are. Treat that promise as something to verify: ask to see the master plan and check what could be built on the plots and phases between your position and the water.

On status, be clear-eyed. Meraas shows no availability badge for La Mer Maisons and quotes no figure, so this site treats it as a closed release with price on request, and any number you see quoted elsewhere is not the developer's. In practice that leaves two routes. What is documented is the address, and the address is the point, since a private island in Jumeirah 1 with the sea on one side and the Dubai skyline on the other is not a repeatable asset. If you want a specification to compare against other purchases, this is not yet that kind of listing. If you are buying position and are prepared to build or wait, it is worth a conversation.

Do your checking before any money moves. Establish in writing what is being sold, because building your own home and buying a finished one are different transactions with different risks. Get the design guidelines, the plot boundaries and any obligation to complete construction within a set period. Confirm the tenure and the title position with the developer rather than from a brochure. If a release does exist, check the escrow account named on the sale and purchase agreement and satisfy yourself that instalments are being paid where Dubai Land Department rules require, never to an intermediary. And ask what the annual service charge covers on an island where infrastructure and shoreline maintenance are not trivial.

As for how this pocket trades: Jumeirah 1 is supply-constrained by design, and the nearby Meraas releases at Port de La Mer have already sold out, so most movement on this coast now happens between private owners rather than through the developer. That has two consequences. Prices are set by whoever happens to be selling, so patience and comparison matter more than speed. And genuine listings are scarce, so a broker's value here is verifying that a home actually exists and is actually for sale before you build a plan around it.
