Townhouses on the peninsula tip

Sur La Mer sits at the seaward end of the La Mer peninsula in Jumeirah 1, a short run of houses set behind a private stretch of sand rather than a tower on a main road. Meraas built it as a freehold townhouse community in the district, and the developer's own description calls it the first of its kind there. It was released in three, four and five-bedroom layouts, with a published floor plan for each. Meraas no longer badges the project for sale and publishes no price for it, which on the developer's site is how a scheme that has handed over is presented. Anything on the market today comes from an owner rather than from developer inventory.

The architecture is drawn from the Italian coast rather than from Dubai's tower vocabulary. Meraas varied the material and colour palette from house to house so that no two elevations read identically, and the duplex volumes are arranged along planted avenues instead of one straight access road. Planting does much of the work here: olive and lemon trees shade the open spaces, and bougainvillaea covers the alleys that run between the rows. The result reads closer to a Mediterranean seaside village than a gated compound, and that difference is the main reason buyers who look at Sur La Mer rarely compare it directly against the apartment stock on the rest of the peninsula.

The location does two things at once. Sur La Mer has its own clubhouse, an outdoor swimming pool with a separate children's pool, an indoor pool, a play area, shaded seating and electric vehicle charging, together with private beach access, so daily life does not depend on the wider destination. It then borrows heavily from Port de La Mer next door, where the marina promenades, the yacht club and the four and five-star resorts sit within walking distance. Roughly one kilometre of seafront promenade runs along the coast in front of the houses, with the Arabian Gulf on one side and the Dubai skyline visible across the water on the other.

For a buyer the practical position is straightforward. What to know before you enquire

Sur La Mer suits a buyer who wants a house rather than an apartment, on the water, inside old Jumeirah rather than out towards the newer waterfront districts. That combination is genuinely scarce: most beachfront stock in this part of Dubai is apartments, and most townhouse stock sits inland. The trade-off is scale. This is a small, low-rise community, so the choice of layouts is narrow and you take what is on the market rather than picking a plot and a view from a launch plan. Families who intend to live here full time tend to value it more than short-hold investors.

Because the scheme has handed over and Meraas publishes no price, everything hinges on due diligence rather than on a payment plan. Get the title deed and the recorded areas, ask for two or three years of service charge invoices, and look at the condition of the exterior finishes and the pool plant as well as the interior. Establish who maintains the beach frontage and the promenade and what that costs the owner. If a mortgage is involved, confirm early that your lender is comfortable with the community, as valuations on small waterfront schemes can be slower than on mainstream ones.

As a market, the La Mer peninsula trades on scarcity and on the strength of the surrounding destination rather than on new supply, so pricing is set house by house rather than by a published rate. Rental demand comes largely from families and longer-stay corporate tenants who want beach access without moving to a hotel apartment.
