The island's established address

Bluewaters Residences is the residential part of Bluewaters, the island Meraas built off Jumeirah Beach Residence, and the developer marks it sold out. No starting figure is published on the project page, so the honest answer on cost is price on request: values here are set by individual owners and by the letting market, not by a developer price list. The developer lists homes from one to five bedrooms and publishes floor plans for one-, two- and three-bedroom apartments and for a penthouse layout. Wincasa Properties, an authorised sales partner for Meraas, follows what changes hands on the island and quotes current asking prices in writing rather than from an old brochure.

Unlike the newer towers on the island, this project has no construction update on the developer's page — there is no progress report, no remaining payment plan being drawn down and no completion date to wait for. In practice that makes it the straightforward end of the Bluewaters market: a buyer views an actual apartment, sees the finish, the outlook and the state of the common areas, and can ask the building manager what the service charge has actually been rather than estimating it. Buyers who want certainty about what they are getting, and who are willing to pay a second-hand price for it, tend to end up here rather than in an off-plan tower.

The island around it is finished and busy. Ain Dubai stands at its centre, and Bluewaters carries shops, restaurants, entertainment venues, a Banyan Tree hotel and Madame Tussauds Dubai, with Brass Monkey and Tr88house among the leisure operators the developer names. The residential amenity list runs to swimming pools, among them an infinity pool facing the sea, fitness centres, a tennis court, a community garden raised above the street, walkways and running paths through the planting, a space for exercise and meditation, a beach club, a ferry dock and outlets for shopping, dining and entertainment on the doorstep. Very little of daily life requires leaving the island, which is part of the appeal and part of the price.

For location, the developer puts the island itself at five minutes, The Beach at Jumeirah Beach Residence at ten, Dubai Marina at five minutes' drive, Palm Jumeirah at ten, Downtown Dubai at fifteen and Dubai International Airport at thirty. That places the building inside the busiest strip of new Dubai while keeping it on its own piece of land, reached over the link at Jumeirah Beach Residence. The trade-off is traffic at weekends and during events, when the island fills with visitors, and a service-charge level that reflects the pools, gardens, beach club and manned lobbies an island building carries.

What to know before you enquire

This is a resale market, so the work sits in choosing the apartment rather than in choosing the scheme. Aspect drives price on an island: a home facing the Gulf, one facing Ain Dubai and one looking back at the Marina skyline behave differently on both sale and rental values, and higher floors carry a premium for the same layout. Ask to see more than one unit before deciding, and view at a weekend as well as on a weekday, because visitor numbers on the island are part of what a buyer is signing up to. Wincasa can arrange viewings across several buildings so the comparison is real rather than theoretical.

Check the running costs and the paperwork with the same care as the price. The service charge on an island building with pools, gardens, a beach club and a manned lobby is a material number and is not published by the developer, so ask for the current rate per square foot and the last statement of account before making an offer. Confirm the title position and any outstanding charges, and budget the Dubai Land Department transfer and registration costs on top of the agreed price. Where a home is bought from the developer instead, the contract is with Meraas Development LLC and payments go to the project escrow account under Land Department rules, never to a broker.

As an investment, the case rests on tourism and on the shortage of island stock rather than on a launch discount. Holiday-let demand is real here because of the attractions on the island itself and the beach at Jumeirah Beach Residence next door, but short-letting is governed by the building's own rules and by Dubai's licensing requirements, so confirm both before assuming that income. The natural comparison is Bluewaters Bay, the newer Meraas project at the entrance to the island, which is also sold out and still under construction; between them, one offers immediate use and a known service charge, the other a later handover.
