Two penthouses on top
Fern occupies a position in Central Park with an outlook across the park itself, and Meraas built it with one, two, three and four-bedroom apartments and two penthouses above them. Those penthouses are the detail that separates Fern from every other building in this part of City Walk: there are exactly two of them, they were sold with the rest of the release, and they will not be replaced. The developer records Fern as sold out and publishes no starting figure for any layout in the building. Price on request is therefore the accurate answer, whether the enquiry is about a one-bedroom or the top of the building, and the number will come from an owner rather than from Meraas.
The second distinguishing feature is the length of the facility list Meraas attaches to Fern. It runs well beyond the sporting basics the neighbouring buildings carry: a dog park, a skate-able landscape, games tables, multi-use games and sports lawns, function rooms, a nursery, and dining outlets and retail stores, alongside pools with water-play areas, a running track, a children's play area, courts for tennis and for squash, a half-court for basketball, an outdoor gym with fitness stations, a spa and sauna, and yoga and meditation areas. For a household with young children, a dog, or both, that list does more work than a view does, because it decides how many errands begin with getting into a car.
On construction, Fern is near the end without quite being at it. The developer's internal inspection in June 2026 put overall progress at 98.36%, while the Real Estate Regulatory Agency reported 91.19% following an inspection the previous month. Substructure and superstructure both stand at 100% on Meraas's dials, with infrastructure at 99%. Meraas reports that building systems are being tested and commissioned, that snagging and the follow-up round behind it are still running through the building, and that the landscaping is close to finished as the project moves towards handover. That places Fern in the same closing phase as Castleton and ahead of Erin, though Meraas commits to no handover month on the page.
Location is where Fern's own facts diverge from its neighbours. The developer's drive times record Coca-Cola Arena at one minute from the building alongside the City Walk mall, where the other Central Park pages give the arena as five. Jumeirah Beach is listed at ten minutes, and Burj Al Arab, La Mer Beach and Dubai International Airport at fifteen each. That arena proximity is worth thinking about in both directions: a seventeen-thousand-seat venue on the doorstep is convenient for a resident who uses it and noticeable on event nights for one who does not. Wincasa Properties markets Meraas stock as an authorised sales partner and handles resale enquiries at Fern.
