According to our internal inspection conducted on 11 June 2026, Fern's progress stands at 98.36%. As per the Real Estate Regulatory Agency, progress is reported at 91.19%, based on their inspection conducted on 13 May 2026.

Every figure above is published by Meraas and describes the developer’s own project, not Wincasa’s. Progress is reported as at the inspection dates the developer states and moves after them — ask Wincasa for the current position before you rely on it.

Two penthouses on top

Fern occupies a position in Central Park with an outlook across the park itself, and Meraas built it with one, two, three and four-bedroom apartments and two penthouses above them. Those penthouses are the detail that separates Fern from every other building in this part of City Walk: there are exactly two of them, they were sold with the rest of the release, and they will not be replaced. The developer records Fern as sold out and publishes no starting figure for any layout in the building. Price on request is therefore the accurate answer, whether the enquiry is about a one-bedroom or the top of the building, and the number will come from an owner rather than from Meraas.

The second distinguishing feature is the length of the facility list Meraas attaches to Fern. It runs well beyond the sporting basics the neighbouring buildings carry: a dog park, a skate-able landscape, games tables, multi-use games and sports lawns, function rooms, a nursery, and dining outlets and retail stores, alongside pools with water-play areas, a running track, a children's play area, courts for tennis and for squash, a half-court for basketball, an outdoor gym with fitness stations, a spa and sauna, and yoga and meditation areas. For a household with young children, a dog, or both, that list does more work than a view does, because it decides how many errands begin with getting into a car.

On construction, Fern is near the end without quite being at it. The developer's internal inspection in June 2026 put overall progress at 98.36%, while the Real Estate Regulatory Agency reported 91.19% following an inspection the previous month. Substructure and superstructure both stand at 100% on Meraas's dials, with infrastructure at 99%. Meraas reports that building systems are being tested and commissioned, that snagging and the follow-up round behind it are still running through the building, and that the landscaping is close to finished as the project moves towards handover. That places Fern in the same closing phase as Castleton and ahead of Erin, though Meraas commits to no handover month on the page.

Location is where Fern's own facts diverge from its neighbours. The developer's drive times record Coca-Cola Arena at one minute from the building alongside the City Walk mall, where the other Central Park pages give the arena as five. Jumeirah Beach is listed at ten minutes, and Burj Al Arab, La Mer Beach and Dubai International Airport at fifteen each. That arena proximity is worth thinking about in both directions: a seventeen-thousand-seat venue on the doorstep is convenient for a resident who uses it and noticeable on event nights for one who does not. Wincasa Properties markets Meraas stock as an authorised sales partner and handles resale enquiries at Fern.

Inside City Walk

Meraas built City Walk as a street-level retail and residential district on the Al Wasl side of Sheikh Zayed Road, around Central Park. Ten addresses sit here; Crestlane still carries a developer price.

What to know before you enquire

Fern suits two quite different buyers. The first is a family that will use the facilities: the dog park, the nursery, the sports lawns and the play areas are the reason to choose this building over its neighbours, and they are what stop a weekend turning into a series of car journeys. The second is a buyer chasing one of the two penthouses, which is a different exercise altogether. With only two in existence and no developer allocation left, that is a waiting game rather than a search, and the sensible move is to register the requirement with Wincasa and be ready to move when one surfaces.

Before committing, get the developer's current handover position for the building in writing, since the published note describes testing, commissioning and snagging rather than a completed handover. Establish what the seller still owes Meraas and whether a no-objection certificate has been applied for, because a transfer cannot be registered at the Dubai Land Department without one. Then ask the management company for the service charge and the last approved owners' association budget. A building carrying this many maintained facilities will not be the cheapest to run in City Walk, and that annual figure belongs in the arithmetic from the start rather than after the purchase.

On how it trades, Fern behaves like the rest of Central Park: few listings, patient owners and prices anchored to the last comparable transfer rather than to a published list. Within the building, expect a spread between apartments looking over the park and those facing inward, and expect the arena side to divide opinion, which usually means it divides price too. That is useful to a buyer who knows which side they want. Take the time to see the specific apartment at more than one hour of the day, and treat a quick decision as something to prepare for rather than something to make on the spot.
