Living above the district
City Walk Residences is the residential half of City Walk itself: apartments set above and around the district's shopping streets, restaurants and clinics rather than in a gated compound beside them. Meraas marks the project sold out and publishes no starting figure, so the position for a buyer today is price on request, with any number coming from an individual owner rather than a developer price list. The release ran from one to four bedrooms and the developer publishes a floor-plan sheet for each of those sizes. Wincasa Properties, a Dubai brokerage and an authorised sales partner for Meraas, handles resale enquiries in this district and can register a requirement against the buildings.
The amenity schedule reflects the fact that the homes sit inside a retail destination. Meraas lists a roof deck with a swimming pool, a separate children's pool and play area, a gymnasium with changing facilities, a landscaped courtyard, public terraces, common areas, a contemporary mosque and underground parking, together with a personalised concierge service for residents. High-end retail stores, Michelin-starred dining outlets and a premium hotel appear on the same list because they belong to the district rather than to a private leisure block. Valiant Clinic, which the developer established at City Walk, provides diagnostic and preventive care, with dentistry, cardiology, women's health, pulmonology, endocrinology and family and internal medicine among the specialisms it names.
The address sits on Al Safa Street, on the seam between older Jumeirah and the newer city along Sheikh Zayed Road, with Downtown Dubai and Jumeirah Beach Road both close by. The developer's own distances put The Dubai Mall Metro Station at ten minutes, BOXPARK at roughly two kilometres, the open beach at four, Dubai World Trade Centre at five and Dubai International Airport at approximately twenty. That combination, with the metro in reach, the sea a short drive away and the exhibition district a few kilometres off, is what gives the neighbourhood its tenant base of professionals who want to be central without living inside Downtown itself.
Because the release is closed at developer level, a purchase here means approaching an existing owner: the contract is with that owner, the price is whatever they will accept, and the transfer is registered with the Dubai Land Department once Meraas has issued its no-objection certificate. Where the developer does sell a home directly on one of its projects, the enquiry goes to Wincasa, the sale and purchase agreement is signed with Meraas Development LLC, and instalments are paid into the project's escrow account under Land Department rules rather than to the broker, who is paid by the developer. Either way, no money reaches Wincasa's own account, which is worth confirming with any agent before signing anything.
