Asayel is a cluster of apartment buildings Meraas has delivered within Madinat Jumeirah Living, the low-rise district the developer built on the inland side of the Jumeirah coast. The published mix runs from one bedroom to four, and the developer's own page for the project is headed on Building 2, which is a useful detail for a buyer: Asayel is not a single block but a numbered group of them, and the building number matters as much as the address when you compare two apartments. Meraas lists the project as sold out. Wincasa Properties, a Dubai brokerage and an authorised sales partner of Meraas, handles enquiries and resale searches across the cluster.
What sets Asayel apart from the rest of the district is where the developer puts its emphasis. Meraas leads its description of this project on the four-bedroom apartments and on an architectural character it calls Arabesque, set into a landscape modelled on dry watercourses and planted with shade trees. In practice that means deeper plans and more separated rooms than a typical Dubai one-bedroom stack delivers, and elevations broken up by screening and shaded openings rather than continuous glass. A buyer looking for a genuine family apartment, with room for children and a live-in helper, will find more of that layout here than in the smaller-format buildings nearby.
The shared facilities follow the pattern Meraas set across Madinat Jumeirah Living. The developer's list for Asayel covers retail outlets, private gardens, swimming pools, gyms and fitness centres, and play areas, parks and open ground. Communal roof terraces sit on top of the buildings, fitted for barbecues and turned towards the Burj Al Arab and the sea. For everyday shopping there is a retail centre within the district itself, and Meraas gives three drive times from the project: five minutes to Mall of the Emirates, fifteen minutes to Dubai Marina and twenty minutes to Dubai International Airport.
Nothing is left with the developer to reserve, so the route in is the resale market. Meraas publishes no price for Asayel, which means the cost is price on request and is properly answered by recent registered transfers rather than by a brochure. Wincasa takes the enquiry, checks which apartments in which building are genuinely on the market, and arranges viewings. If the developer does release a unit directly at any point, the sale and purchase agreement is signed with Meraas Development LLC and the instalments go into the project escrow account under Dubai Land Department rules, never to the broker. On a resale, the transfer is registered at a Dubai Land Department trustee office.
