Contemporary block, still building
Elara is the contemporary side of Madinat Jumeirah Living. Where the earlier buildings in the district were drawn in an Arabesque idiom, Meraas designed this one to a modern brief, with cleaner lines and a heavier weight of glazing, and set it among the planting and walking routes that run through the rest of the neighbourhood. The published mix covers one, two, three and four-bedroom apartments. Meraas records the project as sold out, so the developer's own release has gone; Wincasa Properties, a Dubai brokerage and an authorised sales partner of Meraas, works the resale and assignment market on it instead of quoting a launch list that no longer exists.
The building was still under construction when the developer's page was captured, and the progress note is unusually specific for a buyer. Meraas reports the substructure complete, with external painting, joinery, landscaping, basement services and internal finishes all running at once. Milestones logged that quarter include leak testing of the swimming pool and sign-off on a district cooling metering mock-up. The work queued next is façade and aluminium installation, landscaping on the podium, lift and basement completion, and utility inspections and approvals. That profile matters: a building in finishing and approvals carries a different risk from one still in structure, but the remaining steps are the ones that set the handover date.
Facilities are the fullest of the Madinat Jumeirah Living projects Wincasa markets. The developer's list for Elara covers a bridge across to Madinat Jumeirah, security around the clock, day care centres, a gym and fitness centres, a swimming pool, and parks, play areas and open ground. Meraas also publishes plan sets for all four apartment types and interactive interior tours, which is rare on a sold-out project and lets a resale buyer study the layout before viewing. Six drive times are stated: five minutes each to Souk Madinat Jumeirah and Mall of the Emirates, ten minutes to Jumeirah Beach Residence and Bluewaters Island, fifteen minutes to Dubai Marina and twenty to Dubai International Airport.
Because the developer sold the building out before completion, purchases now happen either as an assignment from an existing off-plan buyer or, once keys are issued, as an ordinary resale. Meraas publishes no price for Elara, so cost is on request and is best judged against what has actually changed hands. Wincasa takes the enquiry, checks the developer's transfer conditions and arranges the paperwork. On any purchase made directly from the developer, the sale and purchase agreement is with Meraas Development LLC and instalments go into the project escrow account under Dubai Land Department rules, never to the broker. Wincasa is paid by the developer and adds nothing to the price.
