First of the Urban Edition
Jomana marks the point where Madinat Jumeirah Living changed direction. Meraas describes it as the first residence in the district to be designed on a contemporary brief, released under the name The Urban Edition, and set deliberately against the traditionally styled buildings that came before it. The published mix runs from one bedroom to four, and the developer talks about flowing internal spaces and outlooks over the community and the Burj Al Arab rather than about Arabesque detailing. Meraas records the project as sold out. Wincasa Properties, a Dubai brokerage and an authorised sales partner of Meraas, works this building on the resale and assignment market rather than from a launch list.
The facility that separates Jomana from everything else in the district is on the developer's list as a direct air-conditioned footbridge. In a city where the walk from front door to destination is comfortable for part of the year and punishing for the rest, a conditioned bridge changes how the address is used: it turns a summer errand into something done on foot rather than by car. Meraas does not spell out both ends of that route in the material this page draws on, so treat the bridge as a stated facility whose exact alignment is worth confirming. Alongside it the developer lists retail outlets, private gardens, pools, gyms and fitness centres, and play areas among parks and open ground.
The developer's progress reporting puts Jomana close to the end of construction. Meraas describes internal finishing and the last of the mechanical and electrical work advancing across the building, Civil Defence and other authority approvals moving forward, and the chilled water services complete. The work still queued is the balance of authority approvals, final paint, snagging and de-snagging, and preparation for handover. That is the profile of a building weeks and months rather than years from completion, and it changes what a buyer should be asking about, away from construction risk and towards the snagging list, the handover conditions and the first year's service charge.
Because the developer's release has gone, an apartment here is acquired either by assignment from an existing purchaser or, once keys are issued, as an ordinary resale. Meraas publishes no price for Jomana, so cost is on request and is best judged against registered transfers rather than an advertisement. Wincasa takes the enquiry, checks the transfer conditions the developer applies and handles the paperwork. On a purchase made directly from Meraas, the sale and purchase agreement is with Meraas Development LLC and instalments are paid into the project escrow account under Dubai Land Department rules, never to the broker. Wincasa is paid by the developer, so nothing is added to the buyer's price.
