A late addition to MJL

Riwa is the most recent building Meraas has added to Madinat Jumeirah Living, the low-rise residential neighbourhood the developer laid out beside the Madinat Jumeirah resort. It was released as one, two and three-bedroom apartments together with a four-bedroom penthouse, and Meraas published a starting price of AED 2.35 M. The developer now records the project as sold out, so no launch unit remains to be bought from Meraas directly. That is not the end of the matter: units in a sold-out off-plan building are regularly assigned or resold by their original buyers, and Wincasa Properties tracks what comes back onto the market in this community.

Meraas placed Riwa in what it calls The Urban Edition, the more contemporary strand of the neighbourhood, and the elevations show it. Flat, clean facades are broken by planted sky gardens rather than by the arched, sand-coloured treatment used on the earlier buildings, and the entrance lobbies are double height. Inside, the developer specified premium finishes and a revised material palette, and set the plans out so that living spaces open onto terraces with an outlook in more than one direction. A landscaped park sits immediately alongside the building, designed in the same modern language rather than in the traditional style of the wider resort.

The address is the reason most buyers looked at it. Riwa stands between Al Wasl Road and Jumeirah Beach Road, with the Burj Al Arab in view and the coast a short distance away. Meraas states drive times of 5 minutes to Souk Madinat Jumeirah and to Mall of the Emirates, 10 minutes to Jumeirah Beach Residence and to Bluewaters Island, 15 minutes to Dubai Marina and 20 minutes to Dubai International Airport. Within the scheme the developer lists a swimming pool, a children's pool, day care centres, a gym and fitness centres, play areas, parks and open spaces, security 24/7 and a bridge linking the community to Madinat Jumeirah.

Riwa is sold out but not yet finished. The developer's published progress note describes excavation and foundation work as largely complete with superstructure construction under way, and names blockwork and internal finishes as the next stage, so anyone buying in now is buying into a building that is still going up. That shapes the process. Wincasa Properties takes the enquiry as an authorised sales partner of Meraas; on any unit still held by the developer the sale and purchase agreement is signed with Meraas Development LLC and instalments are paid into the project's escrow account under Dubai Land Department rules, never to the broker. On an assignment from an original buyer, the developer's no-objection certificate and transfer fee apply instead.

What to know before you enquire

Riwa suits a buyer who wants a modern apartment inside an established, low-rise neighbourhood rather than in a tower district. Madinat Jumeirah Living is walkable, family-weighted and close to the beach, and Riwa is the contemporary end of it, so it tends to appeal to people who found the earlier buildings too traditional. The one-bedroom units draw investors because of the rental catchment around the resort and Souk Madinat Jumeirah; the three-bedroom apartments and the single four-bedroom penthouse are usually bought to live in. Anyone who needs certainty of possession by a fixed date should note that the building is still under construction.

Because the project is sold out, the practical work is on the secondary side. Establish whether you are taking an assignment before handover or a completed resale afterwards, as the paperwork differs: an assignment means stepping into the original payment plan and obtaining the developer's no-objection certificate, while a post-handover resale is a straightforward Land Department transfer. In both cases ask for the original sale and purchase agreement, the receipts for instalments already paid, and written confirmation of the outstanding balance. Check the Dubai Land Department escrow record for the project as well, since all instalments should have been paid into it.

On value, treat published launch pricing as history rather than as a benchmark. The AED 2.35 M figure was the developer's entry point at release; what a unit is worth now depends on floor, aspect, whether it faces the park or the Burj Al Arab, and how much of the plan has been paid. Madinat Jumeirah Living trades thinly, with few units on the market at any time, which cuts both ways: it supports pricing but makes exits slower than in a high-volume district. Wincasa can pull the recorded transactions for the community and tell you plainly where an asking price sits.
