Facing the marina
La Rive is the Port de La Mer address that looks at the water rather than past it. Meraas built these apartments along the promenade side of the peninsula off Jumeirah 1, with the marina in front and the piazzas and tree-lined streets of the development behind. The developer has closed the release: the status is sold out, no price is published, and there is nothing to reserve from Meraas. Price is therefore on request and, in practice, a matter for the resale market, where a single owner sets the asking figure. Wincasa Properties is an authorised sales partner for Meraas and works these buildings second-hand, which mostly means separating listings that exist from listings that do not.
Unit mix needs care here. Meraas publishes floor plans for one, two, three and four-bedroom apartments at La Rive, while its written description of the building talks about homes of 1 to 5 bedrooms, and the listing header goes further again at 1 BR to 6 BR. Three different ranges from the same developer is a good reason to work from a specific unit rather than a brochure. Ask for the plan attached to the apartment you are considering and the area recorded on its title deed, then compare like with like. Aspect matters as much as size in this building: a marina outlook and an inward one are different products at the same bedroom count.
The amenity list Meraas attaches to this part of Port de La Mer is short: beach access, swimming pools, boutiques and restaurants, and five-star hospitality experiences. The real amenity is the district. A marina of more than 190 berths runs through the middle of the development, and the developer counts 55 dining venues across the waterfront and the streets around it, so residents get a walkable neighbourhood rather than a single clubhouse. Since the buildings are finished and occupied, the figures that decide your cost of ownership are no longer on any marketing page: the annual service charge, the state of the reserve fund, and how well the common areas and the marina frontage are being maintained.
Connectivity is the strongest line on the developer's own fact sheet, and La Rive has the fullest set of drive times of the Port de La Mer buildings: La Mer in 5 minutes, City Walk in 10, Downtown Dubai in 10, Dubai International Airport in 15 and Al Maktoum International Airport in 45. Buying here is a private transaction rather than a launch. You agree terms with the owner, the developer or community manager issues a no-objection certificate, and the sale is registered at the Dubai Land Department, with Wincasa handling the search and the paperwork. Should Meraas release stock here again, the agreement would be with Meraas Development LLC and instalments would go into the project escrow account, not to the brokerage.
