La Sirene is the Port de La Mer release Meraas pitched at the smaller end of the range, describing apartments of 1 to 3 bedrooms in the Mediterranean style that runs through the whole peninsula off Jumeirah 1. The developer has since closed it: the status shown is sold out, no price is published, and no unit can be reserved from Meraas. Price is on request, which on a closed release means a resale figure agreed with a private owner rather than anything from a developer price list. Smaller homes change what the building is used for, and that is worth thinking through before you buy. One and two-bedroom apartments on a beach peninsula tend to attract owner-occupiers who want a lock-up-and-leave, second-home buyers using Dubai part of the year, and landlords letting to professionals working in the city centre. That mix usually means more turnover among neighbours than in a family building, and it also means demand holds up when larger units are slow. Note the developer's own ranges do not line up: the written description says 1 to 3 bedrooms, the published floor plans run from one to four bedrooms, and the listing header reads 1 BR to 6 BR.

Meraas names five shared amenities for this part of Port de La Mer, the fullest list of the three apartment releases here: beach access, swimming pools, an outdoor park with children's play areas, boutiques and restaurants, and five-star hospitality experiences. Beyond the building, the peninsula does the heavy lifting. A marina of more than 190 berths sits at the centre of the development, the developer counts 55 dining venues along the waterfront and the streets behind, and Downtown Dubai's offices and nightlife are a short drive inland. On a delivered building, though, the decisive figures are the ones the developer never published: the annual service charge, the reserve fund and the standard of community management.

The developer's drive times put La Mer at 5 minutes, City Walk at 10 and Dubai International Airport at 15, which is the argument for buying on this coast rather than further out. Because the release is closed, a purchase here is a private transaction: terms agreed with the owner, a no-objection certificate issued by the developer or community manager, and the transfer registered at the Dubai Land Department, with Wincasa running the search, the negotiation and the paperwork. In the event Meraas releases inventory at Port de La Mer again, the sale and purchase agreement would be signed with Meraas Development LLC and instalments paid into the project's escrow account under Dubai Land Department rules, never to the broker.

La Sirene is the practical entry point to Port de La Mer. Smaller apartments on a beachfront peninsula suit a buyer who wants a Dubai base rather than a family house: a lock-up-and-leave second home, or a unit that can be let when it is empty. The trade-off is that you are buying into a building with more churn than a family block and less protection from a soft market at the smaller end. If a larger home on the same peninsula is what you actually want, La Rive and La Cote are the comparisons to make before you settle.

Verification matters more than usual here, because the developer publishes three different bedroom ranges for the same building and the release closed some time ago. Work from the specific apartment: its floor plan, its title deed area, and recent photographs rather than launch imagery. Ask for the last two years of service charge invoices and the reserve fund position, since pools, landscaping and marina frontage are costly to maintain. Check whether the seller has a mortgage to clear, and confirm the no-objection certificate fee and timescale with the community manager, as both affect when you can complete.

On the market: Meraas has sold out every apartment release at Port de La Mer, so all movement is now between private owners and genuine listings are scarce. Scarcity pushes asking prices above transacted ones, which is why evidence should drive your offer rather than the fear of missing a listing. Ask Wincasa for the transacted record across the peninsula, and weigh the running costs alongside the price, because on a smaller apartment the service charge is a larger share of the total cost of holding it. If letting is part of the plan, confirm the community's position on short lets in writing before you buy.
