Named for the bridges

Le Pont is one of the apartment phases Meraas delivered inside Port de La Mer, the Mediterranean-styled quarter at the northern end of the La Mer peninsula in Jumeirah 1. The developer marks the phase sold out, so Meraas sells nothing here at a launch price and every apartment on the market is a resale. One thing is worth knowing before you start: the text Meraas publishes under the Le Pont heading describes Port de La Mer as a whole rather than this particular building — the island-within-a-city framing, the shared facilities, the wide outlook to the Gulf on one side and the city skyline on the other. Building-level detail has to come from the individual listing, and Wincasa Properties assembles that for a buyer.

The quarter itself is deliberately consistent and low-rise. Meraas anchored Port de La Mer on a marina and yacht club it sizes at more than 190 berths, then laid out short blocks in pale render and terracotta around boardwalks, small piazzas and the footbridges that give this phase its name. Nothing towers over anything else, so sightlines to the water stay open from more of the buildings than a tower scheme would allow. The developer counts 55 dining venues along the waterfront and through the streets behind it, which means an evening out rarely needs a car. For the phase itself Meraas lists beach access, swimming pools, 5-star hospitality experiences and an outdoor park with children's play areas.

Le Pont's connectivity table on the developer's site is unusually short: Meraas publishes 5 minutes to La Mer, 10 minutes to City Walk and 15 minutes to Dubai International Airport, and nothing beyond that. Other Port de La Mer phases carry longer lists, which says more about how the pages were maintained than about the location, since every phase sits on the same peninsula. In practical terms this is a beach address inside old Jumeirah rather than on an outlying reclaimed spur, so the school run, the clinic and the airport all stay close. As always, drive the route at your own commuting hour before you rely on a published figure.

Since the phase is sold out, buying here means a resale — the price belongs to the owner rather than the developer, and the transfer is registered at the Dubai Land Department with Meraas remaining developer of record. Where Wincasa places a buyer into a live Meraas release instead, the sequence is fixed: the enquiry comes to Wincasa, the sale and purchase agreement is signed with Meraas Development LLC, and instalments are paid into that project's escrow account under Dubai Land Department supervision. On a resale or a launch, nothing is paid to the broker.

What to know before you enquire

Le Pont suits a buyer who already knows Port de La Mer and wants a finished apartment there rather than a construction programme. Because the phase is sold out, the work shifts from due diligence on a developer to due diligence on one home and one seller. Establish the building and floor, what the apartment genuinely faces — marina, open sea, courtyard or the next block — and how usable the balcony is through a Dubai summer. Ask for two or three years of service charge invoices rather than a quoted rate, and confirm whether the seller has a mortgage that must be discharged before the transfer can be registered.

Since Meraas publishes no price for the phase, price on request is the only honest position, and any number you are quoted is a market number. Comparable evidence has to come from recent registered transfers in the same building, ideally the same stack, rather than from asking prices on portals. Port de La Mer trades as a family of phases — La Voile, Le Soleil, La Rive, La Sirene, La Cote and this one — and the spread between them tracks view, floor and distance from the water far more closely than it tracks the name on the building. A quiet inner unit in a premium-sounding phase can be the cheaper buy.

Two practical points. First, a berth is not part of an apartment: the marina is a community facility, mooring is arranged separately, and that needs to be in writing before you build it into your reasoning. Second, budget the transaction properly, because Dubai Land Department transfer fees, trustee-office charges, agency fees and any service charge apportionment all fall due at registration and none of them appear on the developer's page.
