Where the peninsula ends
Le Soleil is the phase Meraas describes as the final addition to Port de La Mer, the Mediterranean-styled quarter on the northern end of the La Mer peninsula in Jumeirah 1. Its position is the argument: the developer places it on the outer edge of the island and claims the strongest outlook over the open sea and the city skyline of any location in the destination. That is a developer's claim rather than an independent one, and it is worth testing from the actual balcony of the actual apartment, because an edge position on a peninsula also means more weather, more salt and more direct afternoon sun than an inner courtyard unit will ever see.
The status needs stating plainly. Meraas records Le Soleil as sold out, so the developer sells nothing here at a launch price and every apartment on the market is a resale from a private owner. The developer's description is still written in the future tense, as though the phase were forthcoming, while the key-facts bar alongside it records the phase as sold out — a mismatch left behind by pages that were not updated together. Do not read either tense as evidence of the current build position. Wincasa Properties will ask Meraas to confirm the completion and handover status of the specific building in writing before a buyer relies on it.
What a buyer gets, beyond the unit, is the quarter Meraas built around it. The marina and yacht club is sized by the developer at more than 190 berths and sits at the middle of the community, with boardwalks, small squares and footbridges connecting low blocks finished in pale render and terracotta. Meraas counts 55 dining venues along the waterfront and the streets behind. For this phase the developer lists beach access, swimming pools, 5-star hospitality experiences and an outdoor park with children's play areas. Drive times published by Meraas are 5 minutes to La Mer, 10 minutes to City Walk, 15 minutes to Dubai International Airport and 45 minutes to Al Maktoum International Airport.
Meraas is the developer and Wincasa Properties is the broker: Wincasa is an authorised sales partner for Meraas and handles enquiries on Le Soleil, but it does not build and does not set prices here. On a sold-out phase the purchase is a resale, so the price is the owner's and the transfer is registered at the Dubai Land Department, with Meraas remaining developer of record. On a live Meraas release the route runs the other way: the enquiry reaches Wincasa, the sale and purchase agreement is signed with Meraas Development LLC, and each instalment goes into that project's escrow account under Dubai Land Department rules. In neither case does the broker take payment.
